More property management companies in New Zealand are offering rent guarantees as part of their management package, but how valuable is that proposition to you as a landlord? 

The benefits of a rent guarantee are entirely dependent on the size of your portfolio, the distance between you and the property, and your tolerance for risk. If you own a single, local rental property and don’t rely on its income, the guarantee shouldn’t be a deciding factor; however, if you own multiple properties over a wider area and want to avoid financial risks, it’s an added-value well worth considering. 


What a Rent Guarantee Actually Covers

Rent guarantees aren’t all the same, so it’s always worth checking the fine print to find out what is (and isn’t) included.

Typically covered:

  • Missed rent when an approved tenant defaults
  • Rent payments for a defined period as laid out in the T&Cs

On the other hand, if you have a healthy cash buffer and confidence handling arrears yourself, you may decide the extra protection isn’t necessary.

  • What can disqualify a claim
  • Whether the guarantee is included or charged separately
  • How quickly missed rent must be reported
  • How long payments continue for
  • Whether payouts are capped
  • Whether tenant vetting standards affect eligibility

  • You own several rental properties
  • You live far from the property or overseas
  • You do not have a large cash buffer for missed rent
