Time is counting down to the start of the Healthy Homes Guarantee Act which starts on 1 July 2019.
We want to remind all our landlords that rental properties must be insulated in the roof and under neath the flooring where applicable. For some properties this is not possible because of either concrete flooring or small roof cavities. If you are unsure, please contact us or contact your local installer to check the property.
As a landlord you need to make sure:
- Installation for ceiling and floors will be compulsory for all rental homes form 1 July 2019.
- Landlords who fail to comply will be breaking the law and may be liable for a penalty of up to $4,000
- Tenants who have a problem with insulation must first talk with the landlord or property manager first
- The Tenancy Tribunal can order landlords to comply with insulation regulations
Some landlords may be eligible for subsidised insulation, please check your local area but also be careful as it has been known that companies have been putting up the price of the insulation because of the grant they are getting. Please ask for multiple quotes with and without the subsidy.
If you are unsure of any of the above information, please contact your property manager asap as we feel there will be a big rush closer to the time and you don’t want to get caught out. Summer is a good time to put in insulation as it is the low season.
